If you rent your home

Before you report a repair, you should check who's responsible for fixing it.

 

If it's us, let us know and we'll sort it.

  • roof, chimney, gutters, down pipes
  • outside walls and floors
  • external doors and frames
  • windows, frames, sills, catches 
  • baths, basins, sinks, toilets, cisterns and waste pipes
  • meter cupboard doors
  • drains and waste pipes
  • sockets, switches and light fittings
  • central heating, water heaters and fitted fires,
  • garden fences which face a public boundary
  • communal entrances, halls, lifts, passageways, rubbish chutes and other communal parts including their electrical lighting and a shared TV aerial

We will also undertake certain external repairs to the building if they're causing issues.

If you own your home

If you live in a shared ownership apartment you are usually responsible for all repairs to the inside of your property.

Home owners hub

We or the managing agent are responsible for:

  • communal entrances, halls, lifts, passageways, rubbish chutes and other communal parts
  • external repairs and painting of the exterior of the apartment and any communal areas on a set cycle

 

Repairs to:

  • central heating, water heaters and fitted fires
  • sockets switches and light fittings
  • the roof, gutters and downpipes
  • baths, basins, sinks, toilets, cisterns and waste pipes
  • drains and waste pipes

If it's an emergency

If there's a risk to safety, security or health, we'll treat it as an emergency. We'll make it a priority, and get to it as soon as possible.

How we deal with repairs

All repairs are important, but we must deal with them in order of priority. We might even have to rearrange an appointment if there's an emergency somewhere else.

Emergency repairs

We make emergencies a priority, and get to them as soon as possible. 

It's an emergency if:

  • there's a risk to someone's safety, security or health

  • there's a risk of severe damage to property

When you contact us, we'll tell you how fast we can get to you, and will attend within 24 hours.

Appointable repairs

We'll book an appointment with you to complete all other repairs. We'll agree a time that's convenient for you where possible.

Sometimes, we will send an engineer or surveyor first. This means we'll have everything we need when we come to complete your repair.

We may also ask to look around your home to see if there are any other repairs we need to do while the engineer is with you.

Criminal damage

If part of your property gets damaged by someone you don't know, we may do the repair.

We need a crime reference number to do this. You must contact the police before we can book an repairs appointment to make.

If the emergency services need to force access to your home because of a medical reason, we will do the repairs.

If the police have to force access for another reason, you will be responsible for the repair.

Damage caused by you, or someone in your home

If you cause damage to your home it is your responsibility to put this right, even if it was an accident.

 

You can fix things yourself if you feel capable of doing so or hire a professional. You are responsible for all costs, and we'll pop out to check they're safe.

 

If we have to repair the damage, we will then have to charge you for the work carried out.

Plumbing repairs

  • blocked drain/waste – £80
  • replace basin – £150
  • replace toilet – £250
  • replace bath – £500
  • re-hang radiator – £150

Windows and doors

  • repair kitchen door/drawer – £80
  • replace kitchen door/drawer – £150
  • replace small single glazed window – £95
  • replace medium single glazed window – £130
  • replace large single glazed window – £150
  • replace small double glazed window – £150
  • replace medium or large double glazed window – £250
  • replace internal door – £130
  • lock change for door/gain access – £130
  • replace front/back door/fire doors – £800

Electrical repairs

  • replace electrical switch, outlet or pendant – £95
  • disconnect and remove illegal wiring and electrical accessories & reinstate wiring – £250

Gas services

  • turning gas back on following capping – £80

Rubbish removal

  • remove small quantity of rubbish (i.e., bags) – £130
  • remove large quantity of rubbish (i.e., skip/van load) – £250
