It is important to ask us before you make any changes to what’s currently in your home or before you add something new. This is so you aren’t breaching your lease. You may be required to ask for permission for certain works, to satisfy the lease terms. Please check your lease for any restrictive covenants.
When selling your property, if permission has not been sought for alterations, this will hold up your sale as we investigate any retrospective permissions.

We consider each request on a case-by-case basis. We’ll never unreasonably refuse permission and we refer to your lease agreement with us in any decisions we make.

Making changes to your home
All leases are different, It is important to ask us before you make any change to what’s currently in your home or before you add something new. This is so you aren’t breaching your lease.
Examples of when our permission is required (this list is not exhaustive):
- kitchen replacements or alterations
- bathroom replacements or alterations
- driveway or dropped kerb
- ponds or pools
- solar panels
- external door and window replacements
- boundary walls, adding new or altering existing
- fire door replacement (any ironmongery changes)
- fence or railings, adding new or altering existing
- large garden alterations (extensive landscaping)
- electric vehicle charger, when crossing Bromford land
- conversion or sub-division of a room
- loft alterations
- structural alterations
- conservatory
- porches
- extensions
- sheds or outbuildings greater than 10x8', not in rear garden or in properties less than 5yrs old
- garage or carport - adding new or altering existing
- water supply pipes and drainage
- wood burning or gas open flued fires
- heating or hot water system replacement or alteration
- electric vehicle charger, on your own land
- smart meter
- CCTV
- decking
- pergola
- bifold doors
- astro turf
- trees
- external tap
- cavity wall or loft insulation
- painting and decoration of previously painted surfaces (no wallpaper in properties less than 12 months old)
- painting and decoration of surfaces not already painted
- wall hung shelves or pictures or tv's etc
- doors internal - replacing or ironmongery changes (non-fire doors)
- laminate or tiled or timber flooring (non-flat or ground floor flat)
- carpet and sheet flooring (not wet or level access shower rooms)
- light fitting changes
- curtains or blinds
- cat or dog flap external doors (not flats)
- cat or dog flap external doors (flats - non fire or composite doors opening directly to path)
- fencing or railings alterations (like for like style or height)
- sheds less than10x8' - singular in private rear garden of properties greater than 5yrs old (in line with criteria)
- painting and decoration of previously painted surfaces (existing colour)
- painting and decoration for surfaces not already painted or different colour
- gardening - turf, plants and shrubs (private garden areas only)
- patios or paths
- water meter (install by utility provider)
- smart meter (install by utility provider)
- electrical works - installing new sockets, shower, lighting etc
- gas cooker installation - either new or existing supply
- aerial - standard tv or radio (non-flat and property greater than 5yrs old) only on back of property
- aerial (non-standard tv or radio, flat or property less than 5yrs old)
- cable - broadband or tv or telephone
- satellite dish (standard size, non-flat or block less than 3 flats, property greater than 5yrs old)
- satellite dish (non-standard or block greater than 3 flats or property less than 5yrs old)
- laminate or tiled or timber flooring (flats first floor and above)
- cat or dog flap in a fire door
- solar panels or pv systems (that are 3rd party funded)
- any alterations to communal areas (not relating to cables or access etc)
How long it takes to get permission
Our team will acknowledge your request within 14 days.
Within a further 28 days, we might ask for more information, such as photos, plans, or quotes to support the application.
Once we have everything we need, a surveyor will decide whether we can grant permission, which may involve a visit.
We aim to make a decision within 12 weeks.
After you get permission
Once you have permission, you'll have 12 months to complete the work. After the work is completed, send over any relevant certificates (you must retain these for any future sale). If works are not carried out within 12 months, the application will be closed, and you'll have to reapply.
You will be responsible for paying for any works, as well as arranging any other permissions required, like planning permission or building regulations.
You will be responsible for ensuring your chosen contractor is reputable and complies with all relevant regulations. You will also be responsible for maintaining the alterations and keeping them in good order.
You must be the Leaseholder or have Power of Attorney for the Leaseholder to request permission to make a change in your home.
