The ground has been broken on an affordable housing development that will provide homes for 150 South Gloucestershire families.

Earlier this month we started work on our new development at The Pastures off Old Gloucester Road in Hambrook. It's our largest ever development in South Gloucestershire and the largest 100% affordable housing scheme to be delivered in the area.

The £54 million development, which is being part-funded through our strategic partnership with Homes England, will deliver 81 homes for social rent and 69 for sale through our affordable shared ownership programme. The homes will be a mix of 23 one-bedroom flats, 36 two-bedroom flats, 40 two-bedroom houses, 42 three-bedroom houses, 8 four-bedroom houses and 1 five-bedroom house. All of the rental homes will be available through South Gloucestershire Council’s HomeChoice lettings system.

Bromford’s Construction Manager James Atkinson said: “We’re excited to start work on The Pastures and are looking forward to seeing our new homes take shape over the months and years ahead. The variety of different homes has been designed to meet local housing need and we’re proud this development will play a significant role in providing more affordable homes to this part of South Gloucestershire.

“Over the next 15 years our ambitious vision is to deliver 2,000 homes a year across the West of England, West Midlands and East Anglia, with half of them for social rent as it’s the most affordable form of housing for people to live in. Completely affordable developments like The Pastures, where more than 50% of the homes will be for social rent will enable us to meet this goal, and provide modern, quality homes for local families.

To celebrate construction getting underway at The Pastures, we invited representatives from South Gloucestershire Council, Homes England and other partners to visit the 11-acre site.

Councillor John O’Neill, Cabinet Member for Adults and Homes and Councillor for the Charfield ward, said: "We are proud to be working in partnership with Bromford to deliver this pioneering development. The Custom Build Shared Ownership model called My Design Shared Ownership is a direct result of our joint efforts to create a product that empowers residents to shape their homes while accessing affordable ownership. We are confident this will be a popular and meaningful option for local people."

At least eight of the 69 shared ownership homes will be custom builds through our innovative new My Design Shared Ownership. Created in partnership with South Gloucestershire Council, the scheme allows prospective homeowners to make decisions to choose the design and layout of their new home, allowing them to create their dream home.

Bromford’s Regional Director Amanda Swann said: “Hundreds of families have been able to buy their first home through our shared ownership scheme over the past few years. Now we’re excited to be launching our My Design Shared Ownership which will give buyers the chance to bring their own personal touch to their new home while it’s being built.”

In addition to the new homes, we will be planting wildflower meadows, hedges and shrubs and retaining a small woodland area in a corner of the development. Two new allotment spaces with bat and bird boxes will also be introduced.

The homes at The Pastures will be completed in phases between 2027 and 2029. We are the largest housing association in South Gloucestershire with more than 9,000 homes and has a regional office in Chipping Sodbury. As part of Bromford Flagship, we are one of the biggest developers of affordable housing completing more than 1,700 homes last year.
