We’re scaling up our in‑house construction programme to deliver more homes built to high standards and tailored to local communities. 

 

Building in-house gives us more control, from the first spade in the ground to handing over the keys. It means better build quality, fewer delays, and designs that fit local needs. 

 

The alternative? Housing associations often buy homes from developers via Section 106 agreements or hire external contractors to build on their land. We still do both where it makes sense, but building in-house gives us more say over specification, cost and programme. 

Robin Smith, Operations Director, said: “We chose to build more ourselves for one reason: control - over cost, quality and what we build. It lets us shape homes around each place, not force places to fit a standard design.” 

 

Over the years, we have grown our in‑house construction to around 200 homes a year. We now plan to scale this to 400–450 homes annually through our in‑house team, so more homes are delivered to our high standards across our regions in the West and Midlands. 

 

Simon Kershaw, Head of Construction, added: “In‑house delivery means we can adjust specifications quickly, invest in apprenticeships and local jobs, and keep decisions close to the people who live there. From adapting specifications to incorporating energy-efficient features, every place can be shaped to deliver what our communities want.” 

 

On in-house schemes, we include practical features that residents value, such as solar panels, EV charging points, and air source heating to improve energy efficiency. Recent developments have recorded low defect levels at handover and strong satisfaction with build quality. 

 

This approach means we can respond directly to local needs, maintain control over quality, cost and delivery, and create apprenticeships and jobs for people in the communities where it builds.
