From Monday 27 October 2025, Awaab’s Law comes into force. This law was introduced following the tragic death of two-year-old Awaab Ishak, who died in 2020 due to prolonged exposure to mould in his home. Its purpose is to make sure that families do not have to live in unsafe conditions and that social landlords act quickly when homes are at risk.

What Awaab’s Law means

Under Awaab’s Law, social landlords must

  • complete emergency repairs (including severe damp and mould) within 24 hour
  • investigate a potential hazard like damp and mould reports within 10 working days
  • if a significant hazard is confirmed, start work to make the property safe within 5 days of identifying the problem and start any supplementary works within 12 weeks. Overall repair works must be completed in a reasonable time
  • keep customers updated throughout

How we comply

At Bromford, keeping homes safe and healthy is a priority. Here’s how we’re meeting the requirements of Awaab’s Law:

  • rapid response for emergency hazards - If an issue like severe damp or mould, gas leaks, major leaks, or exposed electrics is reported, we investigate and make the home safe within 24 hours. Where necessary, we provide alternative accommodation until repairs are completed
  • dedicated teams for significant hazards - Our healthy homes team, engineers, and surveyors ensure that cases of damp and mould are triaged and resolved quickly
  • clear communication - We provide updates at every stage of the repair process so customers know what has been done and what will happen next
  • follow-up checks - After major repairs, we check to ensure the problem has been fully resolved

How you can help

Customers play an important role in keeping homes safe. You can help by:

  • reporting issues as soon as you notice them
  • describing problems clearly - for example, noting condensation, cold rooms, or persistent damp smells
  • sharing photos or details of the problem if possible
