In light of the tragic events at Grenfell Tower, we wanted to reassure customers that our approach to fire safety is as important as ever.

In terms of ‘high rise’ flats, we don't have any buildings that resemble the height of those in London. Our tallest set of flats are eight storeys high, of which we only have two, at David Garrick Gardens in Lichfield.

David Garrick Gardens has 63 flats in two blocks with extensive communal areas as they are home to elderly customers. With developments in technology, and as part of a wider modernisation programme, we took the decision in 2016 to fit an automatic sprinkler system to both blocks at a total cost of £100,000. This was carried out in partnership with Staffordshire Fire & Rescue Service and the majority of the installation has now been completed with commissioning due in the first week of July.

We have four dedicated Fire Risk Assessment (FRA) surveyors who undertake our assessment inspections. These inspections are a key step in making our homes safer from the risk of fire and also ensures compliance with the various pieces of legislation specifically aimed at landlords. We do all of this in conjunction with our auditors and independent fire consultants to ensure we continue to comply with industry best practice and remain highly vigilant.

Best practice

In total we have 182 blocks of flats which we have classed ‘higher risk’, due principally to being for supported housing customers. These are inspected every single year. We have a further 796 flatted blocks with communal areas that receive a FRA every three years.

We have a budget for remedial works and spend approximately £400,000 each year on things like replacement and upgrade of fire doors, alarm systems, smoke seals, emergency lighting, fire blankets and similar safety equipment.
We are also members of the Primary Authority Scheme with Staffordshire Fire & Rescue Service to enable us to access assured and consistent advice on areas of best practice changes across all our properties regardless of local authority area.
