Firstly, a component is a part of your property such as your kitchen, bathroom, windows, doors and gas appliances such as your boiler and fire.

Our 'Investment Planning Team' plan when properties are due to have components replaced or upgraded.  This team uses the component's life expectancy and condition information to determine which components are due for replacement or upgrade.

Using this information, annual planned programmes are prepared in January/February for works to commence in the upcoming financial year (April to March).

The condition of your component can be found out in a number of different ways, including when we attend for an Annual Property Service, Gas Service and an Electrical Test.

If a component is still in working order, we will continue to repair the component in your property until it is beyond economic repair.

If you believe a component is beyond economic repair, you can request an engineer to attend. You can do so here.

If the component is used for your heating, i.e. boiler / fire, check out our heating inefficiency guide

If the engineer confirms this to be the case it will then be referred to our 'Investment Planning Team'. This team will check our records and if there is availability to do so, they will add your property to the current years planned programme (April to March).

If there is no availability in the current year, it will be added to the following years programme and repairs will be carried out until works are due to begin.

There may be a different set of circumstances as to why your neighbour or neighbours have had a replacement or upgrade.

This may be due to its individual age or condition. Or it could just be that the contractors carrying out the work have not been able to, or have not yet made contact with you.

If specific dates are not included on the letter, you will be contacted by our contractor closer to the time the work will begin to make arrangements to access your property, and discuss any relevant choices. (i.e. colour, style, design) relevant to the works.
